DSCR Loans Explained: Qualify Based on Property Income, Not Personal Income

December 5, 20249 min readBy Key Real Estate Capital

What Is a DSCR Loan?

A DSCR (Debt Service Coverage Ratio) loan is a type of investment property loan where qualification is based on the property's rental income rather than your personal income. This makes them ideal for self-employed investors, those with complex tax returns, or anyone looking to scale quickly.

How DSCR Is Calculated

DSCR = Monthly Rental Income ÷ Monthly Debt Payments

A DSCR of 1.0 means the property breaks even. Most lenders require 1.0-1.25 minimum.

Example DSCR Calculation

  • Monthly Rent: $2,500
  • Monthly PITIA (Principal, Interest, Taxes, Insurance, HOA): $2,000
  • DSCR = $2,500 ÷ $2,000 = 1.25

This property would qualify with most DSCR lenders.

3. Close in Entity Name

Fund in your LLC for asset protection and cleaner accounting.

4. Faster Closings

Less documentation means faster underwriting and closing.

Who Should Use DSCR Loans?

  • Self-employed investors with complex tax returns
  • High-volume investors hitting conventional loan limits
  • Out-of-state investors buying rentals remotely
  • House hackers refinancing to long-term holds

Improving Your DSCR

If your property's DSCR is too low, consider:

  1. Raising rents to market rate
  2. Adding units (ADU, basement apartment)
  3. Reducing expenses (shop insurance, appeal taxes)
  4. Larger down payment to reduce monthly payment

Is DSCR Right for Your Rental?

DSCR loans are perfect for investors focused on cash flow. If the property pays for itself, you can likely qualify regardless of personal income situation.
